Tenants,
in order to insure against the liabilities specified in the Lease
Agreement,
are required at all times during the term of the Lease Agreement to carry, at
their own expense, one or more policies of general public liability
and property damage insurance, issued by one or more insurance
companies acceptable to Landlord, with the following minimum
coverage(s) as stated in the lease:
A.
Worker's Compensation minimum statutory amount.
B.
Comprehensive General Liability Insurance, including blanket,
contractual liability, and fire damage: not less than $3,000,000
Combine Single Limit for both bodily injury and property damage.
C.
Fire and Extended Coverage, Vandalism and Malicious Mischief,
and Sprinkler Leakage insurance, if applicable, for the full cost of
replacement of Tenant’s property.
D.
Business interruption insurance.
The
insurance policy or policies shall protect Tenant and Landlord as
their interest may appear, naming
Landlord and Landlord’s managing agent and morgagee as additional
insureds, and shall provide that they may not be canceled on
less than thirty (30) days prior written notice to Landlord.
Tenant shall furnish Landlord with Certificates of Insurance
evidencing all required coverage.
Should Tenant fail to carry such insurance and furnish Landlord
with such Certificates of Insurance after a request to do so, Landlord
shall have the right to obtain such insurance and collect the cost
thereof from Tenant as additional rent and/or put Tenant in default.
Also, please remember that the Landlord, Winchester Plaza L.L.C. and Solon Gershman, Inc. and all of their
subsidiaries, agents and employees, must be shown as
additional insured parties on your policy.
Please
forward a current Certificate of Insurance, in the above limits,
indicating the required additional insured parties to your property
manager.
